You are fascinated by the grace and warmth transmitted by those delicious wooden housesprefabricated, which are often seen in the images of northern European and American urban fabrics? How to blame you, they are compact, colored to the right point, with a woody effect that makes so much warm atmosphere from home fireplace. In addition, they are a real revolution for our territory, accustomed for centuries to massive concrete and brick constructions. They are environmentally friendly, with a low energy impact and are built within a few weeks, precisely because they are made with previously constructed and assembled prices. Said in this way, however,
it seems to be about to build a doll house – pretty and precarious – to assemble and disassemble at will and to place it wherever we want: on the shores of the lake near home, on the summit of the mountain where we usually go skiing, under the olive trees of the grandfather’s countryside, in the mega garden of a villa. But is it really so? Does the mere fact that it is a different and leaner prototype of masonry constructions give it the right to free itself from all constraints? Houses in wood and masonry: what are the differences?
The first big difference we see between wooden housesand one in masonry is obviously the way in which they are made. The prefabricated wooden houses are made by assembling previously built materials. Therefore, there is not all the characteristic cement work of our traditional concrete masonry, and for this reason the risk of seeing rising costs is greatly reduced. The main material used is – of course – wood, which is flanked by glass for windows and steel. They are also built within a few weeks of construction.
The traditional masonry houses instead see the cement and the brick as supporting elements of the dwelling. When we say that investment in brick is the safest, it really means that in our collective imagination, the masonry house is the only one worthy of being built. But no,wood . Let’s say then that, unlike the wooden houses, the construction site for the construction of a masonry house can also last several months. Another fundamental difference between the two solutions is that wooden houses are really environmentally friendly: they are green, they do practically no harm to the environment because there is no use of potentially harmful materials. Moreover, the wooden houses allow a really important energy saving, due to the great use of thermal insulation walls, renewable energy systems, and compatible materials. In short, I am the dream of every iron environmentalist.
Masonry houses: what building obligations are there?
In the jargon when we want to build a house we say that the first thing to do is ask for permits. In fact it is really so. What was once the building permit is now called Building Permit [1]:the title that, once requested by the Municipality and released, enables you to build your new home. Obviously you need to have building land to build on your home. The buildability of the land and the presence of urban constraints must always be controlled. Together with the request for the Building Permit, the project drawn up by a qualified professional (engineer, surveyor or architect) must also be attached, who will then become your construction manager.
The same director of works will attach to the project all the documentation that the Municipality requires and that he knows, for example the Dia (the report of commencement of activity). For every free initiative that the citizen has, the Municipalities really like to ask for one thing: the payment of some tax or charge. Also in this case, to obtain the Permit you must pay the urbanization charges and the construction cost. The project will then be submitted to the opinion of a building commission.
